What to check before buying more bedrooms and acquiring a basement full of plastic.
A baby has a way of making an apartment feel smaller before the baby is large enough to use most of it.
That is often when people start looking at the suburbs.
Before you spend too much time comparing towns, check two things for any house you are considering: the school district and the property-tax bill.
Both can vary a lot within the same general area.
The short version
- Verify the schools for the exact address.
- Pull the current property-tax bill.
- Check daycare availability early.
- If you are unsure about the town, consider renting there first.
| Area | Why people look | What to check |
|---|---|---|
| Oak Park | Schools, transit, walkability | Property taxes |
| Evanston | Lake, transit, amenities | District 65 finances |
| Naperville | Schools, space | District boundary |
| Homewood-Flossmoor | More house for the money | South Cook taxes |
| Frankfort | Lincoln-Way schools | Purchase price and Will County taxes |
Check the school district for the address
School boundaries do not always match municipal boundaries.
A house can be close to one elementary school and assigned to another. Real-estate listing sites can also show outdated or incorrect information.
Once you are serious about a house, call the district with the address and confirm the elementary, middle, and high school.
Current school data can also differ from the reputation a town has had for years.
Oak Park District 97 has five elementary schools rated Exemplary on the current state report cards. Evanston District 65 has one and is dealing with enrollment declines, school closures, and financial pressure.
That does not make one town right for every family. It does mean the current district situation is worth checking instead of relying on what friends remember from ten years ago.

Two homes with similar prices can have very different monthly costs.
On the current numbers, equivalent $400,000 houses in Oak Brook and Oak Park can differ by around $600 a month in property taxes. Oak Park also runs roughly $4,100 a year above Evanston on an equivalent $500,000 home.
That difference can change what fits comfortably in the budget.
The south suburbs are another place where the tax comparison matters. Frankfort, Mokena, and New Lenox are in Will County and can have much lower property-tax costs than comparable homes in South Cook. They also feed into Lincoln-Way schools.
If those areas are on your list, compare the full annual bill rather than just the sale price.

If you are interested in a town but not sure you want to buy there, renting for a year can be useful.
You learn how long daycare drop-off takes, how the commute works with pickup schedules, which parks and libraries you use, and whether you spend most weekends in town or driving somewhere else.
That is information you will not get from a few Saturday showings.
Look closely at what is nearby
With young kids, convenience matters more than it did before.
A nearby park, library, trail, or indoor play option may get used every week. A destination forty minutes away may be something you visit a few times a year.
When you are comparing neighborhoods, check what you can reach easily without turning every outing into a project.
Useful things to have nearby include:
- a playground
- a library
- a stroller-friendly trail
- a casual restaurant
- an indoor option for bad weather

Questions new parents ask
Oak Park or Evanston for schools? Oak Park has the stronger current elementary report-card showing. It also has the higher property-tax bill. Both are worth comparing in detail.
Where do good schools and lower property taxes overlap? The Will County south suburbs are worth considering. Frankfort, Mokena, and New Lenox combine Lincoln-Way schools with a different tax picture from South Cook.
What about Naperville? Check whether the address is in District 203 or 204. The district depends on the location of the house.
Should we rent before buying? If you are unsure about the town, it can be a good way to learn the schools, commute, daycare situation, and daily routine before buying.
Confirm the district and pull the tax bill before you get too attached to the listing.
