Effective property tax rates by North Shore town

Effective rate is tax as a share of market value — the only column that compares across the Cook/Lake county line. The last column applies each town's rate to that town's own median sale price, so it is a typical bill in that town, not a bill for your house. That median counts single-family houses only, across roughly the last twelve months, so it excludes condos and townhouses. It also pairs a 2026 price with a tax-year-2024 rate, which makes the last column a ceiling rather than a quote.

This is an estimate, not a tax bill. It multiplies the value you enter by a town-level effective rate reported in our North Shore guide (updated 2026-07-27). Effective rate — tax as a share of market value — is the only figure comparable across the Cook/Lake line. Your actual bill depends on your specific parcel (PIN), its assessment, the exemptions on it, and the districts' levies, and different sources put these rates at different levels, so a town average will be wrong for your house.
